Jan. 27. By Dave Vieser. More trees are coming down in Cornelius: It started last week along Magnolia Estates Drive, across from the Publix Shopping Center. The vacant land being cleared appears to be the first step in the construction of Magnolia Estates Villas, a development comprising 65 multi-family residential patio townhomes.
Planning Director Rox Burhans said conditional zoning for the project was requested by Nest Communities of Mooresville, and approved in July of 2021. Part of the project includes an extension of Nantz Road to connect with Magnolia Estates Drive.
Ironically, the vacant land adjoins the CD Nantz project where land was recently cleared for a new convenience store—only to have 7-Eleven back out, leaving the site bare and forlorn.
About the project
Magnolia Estates Villas encompasses 15 acres of wooded land which begins near the southeast corner of Magnolia Estates Drive and West Catawba Avenue. The original proposal, which dates back to 2005, was for 66 multi-family residential units with a quad condominium layout, but was later revised to 65 town homes.
Background
In a 2017 memo to BV Belk, the original developer, Town Planner Jason Pauling said “the existing site is heavily vegetated, therefore it is important to preserve existing stands of trees, specifically within the required 30’ buffer adjacent to Magnolia Estates.”

Don’t you mean it will be in the ground after all of the trees are decimated?
What I find quite humorous are the signs in Jetton Park on a number of trees that were placed there by Mecklenburg Parks and Recreation and a few other groups. The signs are about how Trees are so beneficial in so many ways. However every town allows the developers to strip the entire area of every tree without any recourse. PAVE PARADISE PUT UP A PARKING LOT>>>>>>

Gosh, we are from New England and we have a thing called zoning. No land clearing either and there is not 24/7 driving congestion.
There needs to be a limit of how many trees need to be preserved per acre of development! Why would that be too much to ask?
This is absolutely insane! I live in Magnolia estates and you can’t get anywhere as it is! You have OFFICIALLY ruined the charm of Cornelius. Great job!
Approval for this project was granted by a prior board that also approved the Junker abomination, the Alexander farms fiasco and numerous others., Mayor Woody is getting his dream of more “affordable houses.” Home prices around the messes are certain to come down and drag home prices elsewhere in the town with them.
Believe me, as someone born and raised here, it was a paradise for us (before the lake formed and changed everything)!
