Townhome project in planning stage on Bailey Road

Feb. 17. By Dave Vieser. On the heels of approving a controversial townhome project near Washam Potts Road, the Cornelius Town Board may be facing another similar decision soon. Mattamy Homes, a privately owned builder based in Canada, wants to put 64 townhomes on property between Hough High and Bailey Middle on Bailey Road.
The proposal for 16.05 acres comes in at 3.99 dwelling units per acre, according to Town Planning Director Aaron Tucker.
The proposal has not yet been formally submitted to the town but was discussed informally at a recent pre-development review committee meeting. Although the location is set back from Bailey Road, it is expected to be scrutinized around traffic impact.
Density—just under the maximum of 4 units per acre in this case—was the main point of contention during the recent public hearings on Blue Heel Development’s Washam Potts proposal.
Mattamy officials have started a series of meetings with individual commissioners to test the waters, prior to formally submitting the project to the town.









For the love of humanity, why? The traffic on this road in that area is already ridiculous, especially where Old Statesville and Bailey Rd intersect. Not to mention how nearly impossible it is getting in & out of Hough High and/or Bailey Rd Middle School during peak times. Before anything “new” goes in, please fix the traffic situation. Widen the roads, and another good start would be to put a traffic circle (roundabout) at Bailey Rd & Old Statesville intersection. Yes, there are proven examples of integrating a traffic circle where railroad tracks are involved.
I agree – the Bailey Rd transportation infrastructure is already overstressed. Any approval needs to include prerequisite road work.
What about safety between the schools? Bailey is already a no walk school on what should be a rural road with a giant sidewalk. The reason is cars speed and almost run kids over(or have hit children in past). Safety on bailey road needs to be prioritized, regardless of what is or is not built on it. The main high school and middle school, surrounded by homes, should be safe to walk to. A disgrace that it is not.
You have got to be kidding me!
The traffic is already a mess as a result of the other single family homes which are part of Baily’s Glen Forest development, MMI’s construction, Orleans construction, and the massive set of single family and town homes which Lennar is building on the other side of Bailey’s Spring.
Let’s not forget about the traffic issues as a result of all of the Mom’s and Dad’s that drop off and pick up their children and the buses dropping off and picking up children.
Last, lets not forget all of the traffic as a result of sporting activities at the Middle school and Bailey Park soccer fields. ALL of which use Bailey Road to get to RT 115, Rt 21, I77, Cornelius or Huntersville or elsewhere.
Widening the road is not the issue. No more development is what is needed for Bailey Road!
What we do not need is another Washam Potts Road issue where the City has no power to prevent unnecessary development that negatively impacts the lives of those that live in the area of that development.
If our City Government cannot stop unwanted and unbridled development which is not good for the residents and Cornelius than you have to ask what’s the value of having it?
