Sefton Park: Apartments, offices/retail, hotel/conference center are planned

March 2. By Dave Vieser. No one commented during the first public hearing on the one of the largest mixed-use developments ever proposed for Cornelius—the Sefton Park mixed-use development between Sefton Park Road and West Catawba—but former Town Commissioner Dave Gilroy weighed in soon after.

“This proposal needs reasonable balance, not an insane amount of high-density residential and a near meaningless amount of commercial,” Gilroy said in an email. “This is not ‘mixed-use,’ but rather ‘skewed-use,’ and skewed in the worst direction for Cornelius’s long-term quality of life.”

Shaw Resources

South Carolina-based Shaw Resources is proposing 344 multi-family units, commercial space and a hotel site/conference center on 10 acres of property that has been an eyesore for years.

The apartments are opposite the CATS transit station which development principals Jack Shaw and Don Shaw hope will be a natural connection for commuters into Charlotte.

The property was stubbed in years ago with streets that are now overgrown and in disrepair.

An additional lot which is part of the proposal is located on the southeast corner of Sefton Park and One Norman Blvd, adjacent to the CATS facility.

The proposed development includes 7,800 square feet of commercial space. Additional public comment sessions will be held before the Planning Board and again at the Town Board on dates to be announced.

 

In other action, the commissioners:

—Unanimously adopted a resolution in support of the Cornelius Community Housing Opportunities – “Fostering Affordability”report which was released in February. The board members, in their resolution, urged the town to pursue all available resources to implement the plan’s recommendations and strategies.

—Named Justin Dionne to replace Andrew Durstewitz as a member at-large of the Visit Lake Norman Board of Directors and to serve the remaining 2021 term.

—Approved a $727,918 contract for the purchase of a new Seagrave Pumper Engine for the Cornelius/Lemley Fire Department. The apparatus will be delivered within 440 days of the signed engineering drawings.

—Accepted four streets for Town maintenance in the Courtyards at Lake Norman subdivision: Courtside Landing Drive, Courtside Cove Lane, Coastal Crossing Drive and Lakeside Loop Lane

    No more residential properties, pleaseeee. We need bigger roads before any more people are brought in. And we need more options for small business, not big corporations.

    Agreed! Cornelius needs to catch up on the traffic problem first. The out of the way double roundabouts is the wrong solution. the round about needs to be on Catawba not off on side roads. We are going to have people making u turns on Catawba to go west if they get off I-77 from the north bound direction. And vise Aversa from south bound exit. It is the most absurd solution to the traffic problem to put 2 roundabouts on 21, change the bridge to normal flow east on the left, west on the right and I’m sure that alone will help. Then Maybe we can think about more housing.

    Just an insight. One negative for small business growth in N Mech is to cut off future residential in-fill projects. Nothing like slowing down growth to kill small business startups and expansions in Cornelius.
    And no, I did not just move here from NY or Calif. Raised my family in Matthews.

    Although I would like the people traffic next to my store there, our roads can’t handle additional traffic. Catawba right there is gridlocked much of the time.
