New hospital coming in 2024 will operate on former farm

July 19. By Dave Vieser. A $150 million hospital is coming to Cornelius in 2024. When completed, the first phase of the new Atrium hospital will contain 38 beds.

Officials from the The Charlotte-Mecklenburg Hospital Authority outlined their proposal for Atrium’s hospital in Cornelius at the Town Board’s July 18 meeting.

The property is the former Cook family farm which sold for $34 million to an Arizona developer in 2006, before the real estate collapse. Renamed Augustalee, it was purchased for $7.3 million after Fifth Third foreclosed.

Rezoning

In order to build the facility, the authority is requesting to rezone 28.85 acres of a 97-acre parcel on the west side of Statesville Road/Highway 21 just south of the existing Bailey Road intersection.

Their plans call for opening a hospital in 2024 containing 282,000 square feet. The maximum height of the new hospital will be six stories, or 120 feet.

Medical offices

Accompanying the hospital will be several medical office buildings and associated accessory facilities totaling approximately 90,000 square feet.

A second phase will be added at a later date and would contain approximately 100 additional beds, if approved by the state.

The town will review the plans submitted by the authority, then schedule public review and hearings before the Planning Board as well as the full Town Board at dates to be announced.

    As usual, town has no consideration for the noise and traffic factor. This is going to be built right on top of residential areas, disgusting.

    Initially when this hospital planning began, the hospital was going to pay for road infrastructure on Hwy 21 and a new Westmoreland Exit 27 North&Southbound onto I’77.
    Can we get an update on road infrastructure with this huge project please. no road improvements first, halt this construction. Thanks, Carol McKinnell

    I’ve been a resident of Cornelius for going on 17 years. It never ceases to astound me the failure & short-sightedness on the part of city Govt leadership to approve developments, building construction & the permitting of commercial & residential growth WITHOUT a vision, plan & appropriations for adequate & sufficient infrastructure! One of their biggest failures is their projections & planning for future growth of residents & businesses & be prepared with roads, utilities, schools, etc. The result is what we have – overcrowding, horrific traffic issues, allowing construction without any vision or plan of future needs, astounding issues in infrastructure to support what the city approves.

    Typical political climate. They are failing the citizens of our town. Are they playing “you scratch$$my back, I’ll scratch yours” & concerned with their own power & bank accts vs what’s best for our town & citizens? There’s only so much land – & far more has to considered & planned than just space to build more!
    I’ve been coming to & or owned in NC for more than 46 years &it seems NC as a whole, is a minimum of 10 years behind in their vision & plan of infrastructure…

    Rt. 21, Westmoreland, & Catawba Ave. cannot possibly handle anymore traffic. All three roads become parking lots – especially for being used as detours for I-77 traffic & accidents.

    The really sad part is the attitude sure seems to be “if there’s green space, they’ll approve something to build on it!!” STOP!

    This country is losing hospitals and beds very fast. Our national emergency with Covid-19 is a prime demonstration of our collapsing healthcare system. NOT ENOUGH BEDS and not enough medical equipment or specialized diagnostics. Small community hospitals have been getting bought up and closed by behemoth conglomerates. A huge medical conglomerate that wants to build a small community hospital in a rural area like Cornelius is a good thing. People in this rural area around Lake Norman will no longer have to drive to Charlotte, Hickory, Wake Forest, or Raleigh for their medical needs met.

    When considering traffic, remember that because of the toll-road agreement, Hwy 21 can’t be widened for 50:years.
