Large mixed-use development planned

Jan. 8. By Dave Vieser. Developers Jack and Don Shaw will conduct a virtual community meeting via Zoom Tuesday, Jan. 12 at 2 pm to outline the details of a large mixed-use development called Sefton Park.
It is planned for 10 acres of vacant land located just west of Liverpool and south of West Catawba Avenue and includes apartments, a hotel and a conference center.
The project will require a rezoning from town center to conditional zoning, which means it will need to go through a detailed review and public hearing process similar to what was done for the Alexander Farm development.
The proposal includes:
—344 residential apartment units in three buildings with commercial and/or retail on the first floor of two of the three buildings.
—A hotel with 113 rooms.
—A 23,800 square foot Conference Center.
—7,800 square feet of indoor commercial space.
—3.96 acres of open space to include a 1.03 acre park-like area in the center of the development.
The community meeting is a requirement of that process before the project goes before the Town Board.
Land value
County tax records show the parcels have a total assessed value of over $3.9 million, and annual taxes of approximately $32,000.

Are we talking to a wall. NO new large residential building until they correct the massive traffic problem of this town. The leaders need to be watched on these matters. Do what you said you were going to do when you were running for election(re-election). Hold off on all apt complex building until the roads are suitable for current population

Curious if this development backs up to land of home for sale on Torrance chapel rd. We are shopping for a new home re-locating from Va.

This is totally ridiculous! How are the streets going to handle this influx of traffic?? Citizens of Cornelius, you must vote out of Office these Knuckleheads who keep approving these projects, without any improvement to the roads!!
Cart before the horse. Need infrastructure first, what the hell does the planning commission do? Does anyone in City Hall have a clue of how to build the city. Seems to me like pockets are bing lined, if not then what is going on? Too many projects hitting the fan way too soon. We need to slow down and evaluate the entire situation. Great that we are targeted for growth, but we need detailed studies as to how all these projects are going to effect The Cities future.
Start with doing away with the crisscross bridge. Clearly it dosent work.

Wake up. This project needs to be studied in detail before people like you start jumping in the developers bandwagon. Slow down!!!
