Alexander Farms leasing perks up with key retail tenant

Nov. 14. By Dave Vieser. As passersby have undoubtedly noticed, site and land preparation has continued unabated through summer into fall at Alexander Farms, the $110 million mixed-use development at Westmoreland Road and West Catawba Avenue.
Though the project’s timetable is running over a year behind plan, the announcement of some new tenants—most notably Caribou Coffee—is encouraging, according to Jesse McInerney of WIN Development.

“The project site preparation is moving along quite nicely. The project is divided into several components, each with its own timetable,” the Florida-based developer said.
Residential
The first structure likely to rise will be in the residential section along the northeast border of the 55-acre site. “For those that have been to or live near the back of the property they can see that curbing is in and road beds have started to be laid on Chagrin Drive in preparation for asphalt,” said McInerney.
River Rock Construction will start building some of the 70 single-family homes very soon McInerney said.
He also said that they expect to break ground on the 145-unit active adult complex before year-end.
Commercial

Chagrin Drive is on the northeast edge of the Alexander Farms project. 70 single-family homes will be built in this section.
On the commercial section of the site, the underground utilities are almost complete and preparation will soon begin for the roads in that section, most notably the Eagle Ridge Way extension which will ultimately connect the proposed roundabout at Westmoreland and Northcross, through the site and ending at W. Catawba Avenue.
Leasing
Leasing is going well, McInerney said, explaining that he is excited to land Caribou which has over 700 stores worldwide. In addition to Lidl grocery store, commercial tenants include Papa John’s, Jeremiah’s Ice and a dental practice.

The historic tenant house will also be preserved on the property near the corner of Westmoreland and West Catawba.

This is not new. Caribou Coffee was in the Fresh Market center years ago…and Papa Johns is a relocation. So other than the new offering of Lidl, simply reshuffling the deck.
Sorry, but I’m a bit dubious of any developments in this area. We quit going to Birkdale because the sidewalks are blocked with nine month old “construction.” By the time this is done, my taste for coffee will have subsided
What is the schedule for the retail center construction?
The original schedule had retail buildings opening late this year. Current estimates have the first part of the retail section opening in late 2024.
How many months does it take to get an old house shack moved??? Apparently it takes more than a year, beause that’s how long it’s been sitting there
The tenants house has remained at its current location to keep it safe while site preparation and construction continues behind it. It will eventually be located at a permanent site.
What is the price point for the single family homes? Will the active adult be condos, townhomes for sale or high rise rental units? If for sale, what price point.
