Town Board meeting Monday focuses on 2 new projects on W. Catawba

July 12. By Dave Vieser. Details concerning two new development projects on West Catawba Avenue will highlight the Cornelius Town Board meeting on Monday. While no decisions will be made at the meeting residents are invited to attend, and to make comments.

Both projects have already been the subject of community meetings, but Monday’s meeting will actually mark the official beginning of the conditional zoning review process for both proposals.

This is a request by First Hartford Realty Company to construct a 13,400-square-foot, one-story building at the intersection of West Catawba and Edinburgh Square Drive, for an early childcare center and preschool facility. The proposal calls for the inclusion of 42 parking spaces. At the community meeting, the major source of concern was the traffic that could be generated by this school. In response, attorneys for the applicant noted that the current zoning for that site would permit more parking spaces than the preschool proposal.

This is a request by FHNC of Charlotte to amend the zoning at 20151 W. Catawba Ave., so they can build a 6,700 square foot building on the 4.3 acre site. This is the site of a former financial institution and is located just east of Chick fil A.

The new structure will likely have two restaurants, one on each end, and retail or medical offices between the two restaurants. The proposed development plan also includes a second building farther away from Catawba, also about 6,700 square feet.

At the community meeting, the proposal was met with generally positive reaction.

What happens after Monday night?

Dates will be scheduled for public hearings before the Town Planning Board and the Town Board, during which commissioners will vote for or against the projects.

The July 15 Town Board Meeting will begin at 6pm in Cornelius Town Hall on Catawba Avenue. It may also be viewed on the town website: www.cornelius.org.

    Lightbridge Academy structure is at the worst part of W Catawba that is a bottle neck of traffic and the likelihood is that parents dropping off and picking up their children will use the community roads of Westmoreland and Edinboro, which are already breaking down just with the local community traffic. the 42 parking spaces mean little as we all know that when drop off and pick up occur it is a traffic line where are they going to line up, on W Catawba, then it will be a parking lot as well.

    But isn’t that because the average pre schooler doesn’t drive? Unless they are bused in, there will be an additional 150 cars in and out twice per day. I guess. So the number of parking spots doesn’t have much relevance. Does it??

    As a resident of Edinburgh Square I think it is irresponsible for the town to approve a day care center at this intersection. Has the town considered the logististical and safety nightmare as parents dropping-off and picking- up their children. I think it is time for the Town of Cornelius to consider the needs of the residents and not just the revenue generated by new construction.

    Do these towns people ever think of the fact that the bottlenecking, traffic will be so congested that should there be an emergency, people will not be able to evacuate?

    Yeah, build now and then LATER think about the traffic impact.

    It is ridiculous at best.

    Until Catawba is widen there should be no more construction. The infrastructure needs to be in place first.

    A preschool on W Catawba is absolutely insane. It drives no value to the area and is a traffic nightmare. What are these loser town leaders thinking. Look at Davidson (outside of the liberal lunacy it is gorgeous). Wake up!!

    Consider how bad South Bound Catawba will be backed up at rush hour with 100 or more parents trying to make a left turn off back up Catawba across morning traffic onto backed up Edinburgh Sq.
    Then in the afternoons, Northbound Catawba will be backed up to Sam Furr with parents trying to get into Edinburgh Sq to pick up kids.
