Revised West Catawba project will come back to Planning Board
May 24. By Dave Vieser. Jake Palillo, a builder seeking the town’s OK to erect a mixed-use development on West Catawba Avenue, plans to submit a revised plan which would devote 50 percent of the commercial space for restaurants while retaining 250 apartments.
A public hearing before the Planning Board has been scheduled for Tuesday June 1 at 5:30 pm.
All of this follows opposition from nearby residents and a denial recommendation from the members of the Planning Board. The project would encompass 12 acres.
The changes in the proposal were outlined in a letter to the town dated May 14, from Sean Paone of the design firm Cole Jenest and Stone. “The total proposed residential unit count shown on the Rezoning Plan is 250 units. The petition proposes 5,000 square feet of restaurant space and 5,000 square feet of retail/fitness space.”
The hearing on June 1 begins at 5:30 pm, and will be fed live on the town web site www.cornelius.org.

Can we possibly get a real investigation in terms of traffic on w Catawba and the impact this development will have prior to the town board giving their okay as they ultimately always do. It’s quite obvious that the town board does not really care about their neighbors and/or constituents.
I have to assume the Planning Board “leadership” doesn’t reside anywhere near the area affected. If they did they would realize the small road-widening efforts here and there are poor band-aids (at best) masking the real problem of flow and (over) growth. . Wait until this coming weekend to watch and wait in “The Crawl”. (We’ve been here for 17 years and I get that you can’t stand in the way of progress, but this growth combined with the 1955 road system really degrades everyday quality of life)
How do we combat further developement in the wake of current traffic congestion on W. Catawba?
The Planning Board should uphold their denial recommendation and tell Mr. Palillo to build a park!
