Greenberg Gibbons plans another community meeting for business park on Bailey Road
March 21. Greenberg Gibbons Properties, the commercial developers behind the business park proposal on Bailey Road, will hold another community meeting to respond to questions about the project.
Their revised plan—it was withdrawn in July of 2023—reduces the number of buildings from five to four.
It also:
±Reduces the square footage by over 10,000 square feet
±Increases landscaping setbacks from 30 feet to 40 feet
±Adds green space and public amenities.
±Addresses an existing sight distance safety hazard at a current Bailey Road Park entrance.

Ugh, just, no.
The Town of Cornelius has more than enough tax revenue dollars to purchase this property for a fair price from the seller and extend Bailey Road park. This would be the only, useful, productive use of this land. Please design a plan that includes batting cages, half court basketball courts, a bike and ebike all terrain course, putting golf course, golf driving range and hey…how about a community pool, all for the bazillion homes and apartment dwellers added since 2000’s. You can charge for all these amenities and hire all the high school kids to work there. Improving the lives of ALL Cornelius residents, and recovering your costs.
Plan smarter. Do better. Add value.
Hey Drew, we already are “in the know” and don’t want it. You know as well as the rest of us that your business park will cause nightmare traffic. Can’t alleviate that with a pickleball court.
Renaming this project from Industrial to Business is intended to give the impression of law offices, chartered accountants etc.
It doesn’t change the TIA by one bumper.
I’m wondering why Drew hasn’t considered traffic from the Industrial park onto Bailey’s Road will be next to impossible. I consider myself a courteous driver giving way to another driver to proceed ahead of me.
My generosity will not be extended to the Industrial park traffic. We all know there will be no new set of traffic lights either.
This developer claims his traffic will mostly occur in non-peak hours. The Traffic Impact Analysis shows the impact of their vehicles and trucks. Out of the 907 DAILY vehicle trips including 85 truck trips, 348 vehicles with 19 trucks will occur in peak hours. The remaining 559 DAILY vehicles including 66 trucks will occur throughout the day in the non-peak hours of 9AM-2PM!. For detail on peak and non-peak hours, read blow…
The TIA says those peak times are as follows: AM (7:00-9:00), School PM (2:00-4:45), and PM (4:30-6:30). The table below (p.17) shows AM peak hour DAILY vehicles at 125 with 4 trucks. The School PM peak (2:00-4:45PM) shows 108 DAILY vehicles with 10 trucks. The PM peak hours (4:30-6:30) show 115 DAILY vehicles with 5 trucks. Aside from the volume of traffic, the Town needs to stop rezoning lands zoned Rural Preservation. We do not need or want this huge industrial park so close to homes, schools and across the street from a busy park.
