June 27. More than 500 people who live near a proposed 36-acre, five-building flex-space business park on Bailey Road just east of the railroad tracks have signed a petition objecting to the potential rezoning and development.

The Cornelius Business Parkcproposed by Greenberg Gibbons Properties would require the Cornelius Board of Commissioners to approve a rezoning of the parcel of land from Rural Preservation (REZ 01-23) category to Conditional Use for this project.

By a 3-2 margin, the Cornelius Planning Board recommended that the Town Board deny a rezoning for the proposed Cornelius Business Park on Bailey Road. The recommendation, made at their June 12 meeting, will go before the Town Board at a public hearing on Monday July 17 at 6 pm.

If approved, this development will add five large commercial buildings, 960 automobile trips and 88 truck trips daily, according to a Traffic Impact Analysis conducted by the Town.

Residents said the project, if approved, would open the door to more commercial development along Bailey Road.

    See all that green on the map? That is land that is zoned RURAL PRESERVATION. I seem to recall a certain “Contract with Cornelius”signed by four of our current Town Commissioners when running for office who stated,”We pledge we will NOT vote to change land currently designated as Rural Preservation to allow more density or change the character of these areas.” The character of the area is RECREATIONAL (it is directly across the street from Bailey Road Park), EDUCATIONAL (it is adjacent to Bailey Road Middle School and Hough High School) and RESIDENTIAL (Baileys Glen, Bailey Springs, Avery Park, Beverly, and The Forest at Baileys Glen). This type of project is a terrible fit for the character of the area and SHOULD NOT BE CHANGED.

    This rezoning request started as a”Flex-Commercial” project. Now it is being called “Conditional Use.” Does “Conditional Use” change the projected project? “Commercial Use” must sound better…same trucks, same safety issues, same increased traffic, same environmental issues, same potential commercial spread. What am I missing???? Is there no other parcel of 35 acres to construct this commercial project that won’t impact the tranquility and quality of life for residents and students along this stretch of Bailey Road? There is no Peninsula Point protection on this side of I-77.

    Well stated! If it walks like a duck… Spreading this “lite” industrial commercial sprawl on the East side of Bailey Road and changing it from the rural character we all love on this side of the Lake is wrong. Find other areas to make a buck.

      Remember – this land is currently ZONED “Rural Preservation,” not “Business Campus.” To function as a “Business Campus” it must have access to good roads. This is hardly a good road and was not recommended for approval by the Town Planning Board, it will generate 5,240 traffic trips per week (not counting any on weekends) and 440 diesel truck trips per week (not including weekends. We support growth, smart growth and believe this proposed project, where sited, is not smart. It does not fit the identity and character of the area. We want fresh air, not fumes, something that complements the Park, not congests it, and something that promotes safety over peril.The Petition may be accessed at https://www.change.org/NO-REZONE-BaileyRoad

    Those of us currently on the board committed to focus on citizen input, and many of our decisions are grounded in this valuable feedback. I love to see strong citizen engagement and encourage everyone to share concerns and continue to seek insight. We created a Neighborhood Advisory Committee to seek such feedback. The next meeting is scheduled for 7/25 in rm 204 at town hall. All are welcome to attend or send an appropriate neighborhood representative.

      You guys know what the neighborhood feedback is without holding a forum. No one wants this except for the developers who wine and dine the city council.

        Don’t forget the “contribution” to the Town by this developer -$500,000- toward the goal of connecting to the imaginary “Zion Avenue Connector.” This will ensure – IF approved- that traffic from that “connector” spills out onto Bailey Road adding even MORE traffic to it….but that will happen YEARS after this thing piles on more traffic.

    The business park should have zero access to Bailey Road.
    Zion Road creating a cut through to Bailey Road is completely unacceptable.
    Zion Road connecting to 115 only, is the only option.
    Bailey Road is going to turn into a parking lot otherwise.
    This can never be an amendment with sale of the business park to another corporation. Sharp scissors would cut that red tape in a heartbeat.

    Folks if you think Cornelius is just gonna dry up and stop growing I fill sorry for ya. People want to live here traffic is a by product you can’t build enough roads. I guess wecould become like Detroit. Lol
